Tenants not paying rent, moving..?
Hi, We rented out a house in November to [up until now] exceptional tenants. They always pay on time, were very likeable, just the ideal tenant. Last month, they claimed that their bank account was wiped out by the irs for back taxes on a business that they were not aware of owing. They said they woulpay the rent the next month when he got paid again. The husband is a new car salesman, the top performer at his delership and makes around 90grand a year [We checked this when we made them fill out the rental app.] So, we know they are good for the money. Well, his payday rolled around and he said that he would come up monday and pay for last month and this months rent. [payday was may 10] We went to the house yesterday and the wife told us that they would be moving [Breaking the 1 year lease that was signed] because of problems at their childrens schools and not liking street noise, etc] That was fine with us, whatever. Then, she said we'd have to drive to her husbands workplace to get the rent. We showed up and he was there showing a car so we decided to come back a bit later and not interrupt him while hes working. We came back around 25 minutes later and he had left. They called him and said he'd be gone for an hour. We called him and he said that he didnt have the checkbook and that they didnt knwo how soon theyd be moving and that hed speak with his wife and get aback to us THIS MORNING. He also said that he and his wife are going to speak about the rent or something, im not sure. My husband was the one who took the calls, but the point was- we werent getting our money yesterday, so we headed home. Well, this morning came and went without a word from them. We texted them once and called three times. We KNOW they are good for the money and have never even had a late payment from them. I mean, I dont know what they would need to talk about the rent for? You cant just NOT pay it? We've never had ANY issues with them before, at all. This is our first time as landlords so we arent sure how to proceed. Any advice would be appreciated. I've read up on the laws. This is in WV btw. I just dont know how effective it would be since theyre planning to move anyhow.
